A new residential and hotel tower is planned for 99 Church Street, located between Barclay Street and Park Place. Developer Silverstein Properties plans to replace the site’s 11-story tower, former home of Moody’s Corporation, with 80 stories of luxury condominiums, a restaurant, and a Four Seasons hotel.
New York architect Robert A.M. Stern designed the new skyscraper, joining the already prestigious roster of world-renowned architects hired by Silverstein downtown. Tishman Construction is managing the project, which began with demolition of the 1951 building in early 2008. New construction at 99 Church Street is currently on hold.

Demolition of the 11-story building at 99 Church Street concluded in June 2008. Foundation construction for the new tower was completed in July 2009. Superstructure construction is on hold as of mid-2009.
New York veteran architect Robert A.M. Stern is designing the new tower to serve as a luxury condominium, with its lower 22 stories operating as a Four Seaons hotel. With this project, Stern joins the roster of architects hired by Silverstein to help rebuild Lower Manhattan since 9/11. Among them are the four world-renowned architects leading the World Trade Center redevelopment: David Childs (Freedom Tower), Lord Norman Foster (Tower Two), Lord Richard Rogers (Tower Three), and Fumihiko Maki (Tower Four).
Silverstein Properties purchased 99 Church Street in November 2006 from Moody’s Corporation for $170 million. (Moody’s relocated its corporate headquarters to Silverstein’s 7 World Trade Center in early 2007.) The purchase was made with joint venture partner California State Teachers’ Retirement System and marks the second investment between the pension fund and Silverstein.
